When looking for a property on Rightmove, Zoopla or OnTheMarket, you are immediately asked your preferred location. Believing it to be the most important factor, these websites attempt to refine your search to that specific area. But, what if this isn’t the case? What if location is perceived to be the most important criteria by these companies, but to renters, it is in fact the monthly cost.
New research from Dlighted, has found that eight out of ten applicants think cost is the most important factor when looking to rent a property. Within this survey, it was also reported that access to a garden is just as important to almost half – 48% of renters, while the ability to keep pets matters most to 32% of tenants, and 23% of renters are preoccupied with parking. Commenting on these results, Dlighted’s Ajay Jagota said, “It’s always been claimed that location, location, location is the key to buy-to-let success, but these days it’s more accurate to say cost, cost, cost.’’

We can see a good example of this on our very doorstep. Over the last few years, we have seen a steep increase in rental prices in Altrincham and Hale, with those looking to rent having their heads turned to other locations within South Manchester. The lower monthly rent and great transport links into Manchester City Centre and surrounding areas have swayed applicants to look at renting in areas like Sale and Timperley for example. This is a trend we don’t see changing, these two areas are likely to have increasing number of renters move into the area.
