The Jameson and Partners Estate Agency Lettings Team are here to provide an efficient and highly professional lettings service to ensure Landlords top-tier service and results.

Whether it be our Let-Only or Managed service, we will ensure that you are provided with accurate market and legal advice upon your FREE market valuation which will take into account factors such as location, property size and demand. Then we will advise you on all aspects of your properties appearance to maximise rental yields once the property is fully advertised in-shop and online.

To ensure that your property is Let quickly, we provide both daytime and evening viewings and any potential tenant that we find will be thoroughly checked to ensure that there are minimal problems during a tenancy. Furthermore, to provide you with a cost-effective experience, we have implemented an exceptionally competitive fee structure so that you walk away a deeply satisfied customer.

FEES:

  • Tenant find: 75% of 1st month’s rent + VAT
  • Rent collection: £50 PCM + VAT
  • Fully managed: 50% of first month’s rent +10% of rent PCM +VAT
  • Fully Managed with Rent Protection* – 50% of first months rent + 12% of rent PCM + VAT

*(Rent Protection – Up to £15,000/month cover for lost rent should the tenant default.
Vacant Property Cover – Up to 75% of the monthly rent paid for up to two months after eviction.
Legal Expenses – Cover for up to £100,000 should a tenant need to be evicted.)

Optional additional services and costing:

  • Property Inventory- £125 + VAT
  • Premium Listing on Rightmove- £75 + VAT
  • Key Copies- £10 per key + VAT
  • Move Out Inspection (for let only clients)- £75 + VAT
  • Renewal of Existing Tenancy – £100 + VAT

Legal Requirements:

The below are required by law. You must require proof of these to Jameson and Partners Ltd before the let of a property. Should you require one of the below, Jameson and Partners Ltd can provide them at a cost.

  • Gas Safety Certificate- £110 + VAT
  • Electrical Safety Report (including Pat testing)- £150 + VAT
  • Smoke and Carbon Monoxide Risk Assessment- £65 + VAT

Addendum:

Should the below be required, Jameson and Partners Ltd can action at the following costs:

• Serving of Section 21- £25

• Estate Agent Fees (If the client sells property to the tenant, whether through our agent or another agent) – 1%

Please Note:

The client gives Jameson and Partners Ltd permission to action emergency repairs on the property up to and

including the amount of £300 should Jameson and Partners Ltd be unable to make contact with the client.

Jameson and Partners Ltd are hereby appointed by the client to fulfil the client’s obligations under this agreement.

Non-Optional Additional Fees:

Deposit Registration Fee: £25
• Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
• Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional property visits: £50
• To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Submission of non-resident landlords receipts to HMRC £100 quarterly
• To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Arrangement Fee for works over £1000: 10% of net cost
• Arranging access and assessing costs with contractor;
• Ensuring work has been carried out in accordance with the specification of works
• Retaining any warranty or guarantee as a result of any works

Arrangement fee for refurbishments over £1000 10% of net cost
• Arranging access and assessing costs with contractor;
• Ensuring work has been carried out in accordance with the specification of works
• Retaining any warranty or guarantee as a result of any works

Obtaining more than two contractors quotes £15 per quote

Rent Review Fee £75
• Review rent in accordance with current prevailing market condition and advise the landlord
• Negotiate with tenant
• Direct tenant to make payment change as appropriate
• Update the tenancy agreement
• Serve Section 13 Notice if tenancy is on a rolling monthly basis

Renewal Fee (landlords share) £75 + VAT
• Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Checkout Fee (landlords share) £75
• Agree with tenant check out date and time appointment
• Instruct inventory provider to attend
• Negotiate with landlord and tenant any disbursement of the security deposit
• Return deposit as agreed with landlord and tenant to relevant parties
• Remit any disputed amount to Scheme for final adjudication
• Unprotect security deposit
• Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items

Court Attendance (per employee) £100 per hour
