Focus on these 6 Tips for success selling your home

Before you think about the inside of your home, we can’t stress enough how important it is to make sure your property looks the best it can from the outside. Why? Because viewers will make their mind up about your property within seconds of seeing it, from the outside. So, why not cross the road or walk to the corner and take a look at your home from a short distance. Does it look the best it can?

And if you’re not sure what ‘good kerb appeal’ looks like, these are the areas you should consider. Firstly, any boundaries like walls or fence panels. Is everything intact and upright? Broken fence panels don’t just look bad; they suggest a compromised boundary.
Then, there’s the front garden, if you have one. It doesn’t need to look amazing, but it should be clear of clutter, litter and as many overgrown weeds or overhanging branches as possible. Take a look at your driveway, too – check for weeds and consider if it needs a good jet washing to get it looking more pristine. And cast your eye over any outside paintwork, if you see anything discoloured or peeling, give those areas some TLC.

Then, there’s your front door, windows, and gutters. Give your door a clean if it’s grubby or a lick of paint if the current paintwork is cracked or peeling. Clearing out your gutters of any weeds or moss is a good idea too. You can make a front doorstep look welcoming by adding a pretty pot with some seasonal flowers (which can be easily purchased from a local garden centre).

Make your home look and feel homely

Yes, you are selling a property but remember that viewers are looking for their first or next home. They want to find a place where they can see themselves living safely, comfortably and happily. So, take a look around your home and think how best you can make it look and feel as homely as possible.

If you’re out of ideas, here are some easy, small tricks you can do.

In the colder months, have the heating on ready for viewings. A warm, cosy house brings reassurance to prospective buyers that the house will be lovely to come home and settle in to. Plus, they can see that the heating system works as it should.

In the summer months, open the patio or bi-folding doors to show the easy access to your garden space. And at the same time, lay out your garden furniture and any barbecues or pizza ovens so viewers can picture themselves enjoying time outside in the lighter evenings.

Smells are important too, a couple of plugins or a spritz of a room spray before prospective viewers arrive can make a big difference, helping to give that fresh, clean, homely feel.

Hide your clutter

When we talk about clutter, we mean bits and pieces, large and small, which you might be able to be store in a cupboard or the loft. Such clutter prohibits seeing the true size and space of a room. Now, you don’t need to clear rooms completely, leaving your walls and floor totally bare. You still want to have the ‘lived in’ homely look, but ideally unused items, storage boxes or a great deal of children’s toys ought to be kept elsewhere. If you haven’t got enough storage space in your home to hide any clutter for a few days while you have viewings, then look to invest in some temporary storage options.

You really do want viewers to see how much space there is in a room, so they can picture their own possessions in the home. And it’s the same in the garden too. Have a little tidy up and clear any unnecessary clutter into a shed or garage, so viewers can get a real idea for the size of the garden space.

Let’s talk about pets

While you might be an animal lover, your prospective buyers might be the complete opposite. Don’t assume that all viewers love pets. Of course, your pet is very much part of your family in your home. But while you are selling your home, it’s best that your pets remain a little more out of sight. Especially when it comes to viewings! Ideally, when you have viewings booked, we advise that pets are kept out of the way. Even if your viewer is a pet lover, you want them to focus on your home when visiting, not on your pet.

We can categorically state at this stage, you don’t need to fully renovate your home to sell it. But, if you have visible cracks, damp patches, broken fencing, or anything which you consider ‘minor repairs’ then get them done.

A few hundreds of pounds spent on repairs is better than risking thousands knocked off the value of your home.
