Our lettings process
We provide a full range of rental services for landlords. You can trust us to conduct thorough background checks on potential tenants as well as carry out period inspections, arrange repairs and fully manage your rental property. And we are available 7 days a week, to deal with any tenant issues.
Our lettings process looks like this.
1. FREE Market Valuation.
Our process starts with our free market valuation where we will provide you with accurate market and legal advice. We will also look at important factors such as location, property size and demand. We will advise you on your property’s appearance at this stage, too. If we think your property can be easily improved to enhance rental yields, we will let you know.
2. Property Marketing.
Once you’re happy with our valuation, we will ask you to complete a questionnaire to help us provide accurate information to prospective tenants. We will then take professional photos of your property, create detailed floorplans, and write a description of all spaces, internal and external, to form our final property listing.
Our completed advertisement is listed on the leading national property websites (Rightmove, Zoopla, Prime Location and On the Market), as well as on our own website and across our social media channels. Brochures are completed for applicants who visit us and an advertisement is placed in our Altrincham high street shop window.
3. Viewings.
Viewings are always arranged in advance at a date and time convenient to you or your current tenants.
We accompany all viewings, and we never accept an offer on a property without a viewing having been done first.
4. Potential applicants.
If we receive offers to rent the property after a viewing, we will discuss these with you. Any potential applicants undergo reference checking for suitability and reliability. These checks include character references, previous landlord references, work references, an interview with us, and a credit check.
Once we have finished checking the references, we provide them to you for approval.
5. Finalising the process.
Once you tell us you have approved all of the references, we will ask the tenant to pay the full deposit.
We will then create an inventory of the property and draw up an initial rental contract. Upon clearance of the deposit funds, we will arrange a move-in appointment and the tenancy can commence.
Landlord fee structure
Our standard fees are as follows:
Finder’s fee (managed property): 50% of the 1st month’s rent
Finder’s fee (let only property): 80% of 1st month’s rent
Management: 10% pcm
Tenancy renewal: £100
Court attendance: £200 per person
Copies of keys: £10 per key
