Our process for commercial property sales and lettings

Whether you’re looking for help with the sale or rental of your commercial property, this is the process we follow.

1. Valuing your property.
For commercial properties, there are several factors which need to be considered and understood. During our commercial valuation of your property, we will look at the average price per square foot in your location; market trends; recent property sales; expected yield for an investor; availability of similar properties; the condition and features of your property.
Our commercial valuations are all free of charge and we do encourage you to invite a range of agents to your property to discuss its value and how they can assist you in the sale or rental of your property.

2. Preparing the details.
If you choose us to handle your commercial property, we will ask you to answer a detailed questionnaire. This will give us the in-depth research we need to ensure we can provide accurate information and answer a wide range of questions from buyers.
We will then advise you on staging and preparing your property for sale or rental. Our services include taking professional photos of the property, taking full measurements to create a floorplan, and writing a description for the property brochure and website advertisement.

3. Negotiating the sale/rental.
We will conduct viewings and negotiate offers with interested parties. Once we have offers received, we will conduct background checks on potential buyers and tenants, sharing our guidance with you on which offers to accept, when to accept them, and on what terms.

4. Manging the sale/rental.
In the case of a commercial property sale; once you have appointed a solicitor, we will work with them to finalise the sale for you. This can be a lengthy, complex process, so it is essential you have a diligent, knowledgeable agent to oversee the process and ensure the sale does not get held up or falls through. With regard to rentals, we will negotiate and agree terms with the selected business and share heads of terms, once agreed with your solicitor, to draw up a lease.
