Why rent a property from us?
Our properties are regulated. We only ever work with Landlords whose properties comply with the latest legal regulations. And not just that, but we make sure the properties we list for rent are maintained to an excellent standard, too.
We follow procedures. When it comes to handling the rental process, we follow the proper procedures, ensuring fairness and transparency for all parties.
We do viewings properly. We will always accompany you on any rental property viewings, which can be done during the evening or at weekends. Viewing appointments are always booked and confirmed in advance.
What does the rental process involve?
1. Tenant registration.
If you’re interested in a property we have available to rent or you would like us to match you to a suitable property, we will initially register you as an applicant. Here, we take your personal information, contact details, and your ideal property criteria. We can then establish which of our property lettings will be best for you.
2. Property viewing.
Once we have found a suitable property for you, we will arrange a viewing at a date and time mutually convenient to both you and either the landlord or the current resident of the property. We do not accept offers on a property without a viewing having first taken place.
3. Tenant referencing and holding deposit.
If, after your viewing, you decide to proceed with renting the property, we will ask you for a holding deposit. This will secure the property for you while your referencing checks are being done. The holding deposit is equivalent to one week’s rent.
You will then start the referencing process. Our checks include character references, previous landlord references, work references, an interview with us, and finally, a credit check.
4. Tenancy deposit and first month’s rent.
Once all references are returned satisfactorily and the Landlord agrees you meet their tenant criteria, you will be asked to pay your full deposit. This is equivalent to five week’s rent.
5. Signing the tenancy agreement.
With your application successful and your deposit paid, we will agree a date with you to sign the tenancy agreement. Once final checks are complete, a property inventory is done, and your full deposit payment funds have cleared, we will arrange a move-in appointment and your tenancy can commence.
Your obligations as a tenant
Your tenancy agreement will outline what is expected of you as a tenant. However, we encourage all tenants to act responsibly and remember the following.
– Your agreed rent must be paid on time, or you could risk your landlord taking court action to evict you.
– As well as your rent, you should ensure your household bills are all in order and paid in full, on time.
– The general everyday care of your rental home is your responsibility. You should ensure it is kept clean and tidy. You should also make sure simple tasks like changing light bulbs or batteries in smoke alarms are completed.
– In the case of any repairs being needed, you should notify your landlord or agents as quickly as possible. Any delay in reporting a repair which causes additional damage to your property, could be your responsibility.
– If you’re planning to leave your property empty for a period of more than two weeks, you should let your landlord or agents know so we can keep a closer eye on the property during your absence.
– We want you to enjoy living in your property, but we ask that you and your visitors behave responsibly within the property at all times.
