Property valuation know-how

Think back to all the sacrifices you made to get your deposit together.  Then, the long hours you worked to pay the mortgage and make improvements to your home. Now it’s time to sell, move on and get your next property.
Of course, when considering who to sell your property with, today there are increasing options. Online estate agents are one.  But with one of the biggest investments you’ve ever made, sometimes entrusting an experienced property professional to sell your home is a wise decision. Someone who not only understands the property market but demonstrates true valuation know-how when it comes to locality, your personal circumstances and getting the best price for your property. Someone like us at Jameson and Partners.

The emergence of online estate agents
Online agents are seen as the cheaper option to hiring a local firm. Most started by charging a fixed upfront fee, regardless of whether they sold your home. Others have recently launched with fixed fees on sale.  However these generally don’t include accompanied viewings and the fees often involve you being tied into using their conveyancing solicitors.  It’s important to think carefully about whether you will actually be saving money overall.  If you pay less, do you also sell for less? And which sum is greater; the discounted fees or the discounted sale price?  Also, consider the length of time and stress involved when an inexperienced agent fails to secure the sale.  It could well end up with multiple fall through’s or a drawn out and messy sale.  These are factors many homeowners do not consider at the outset.

Your property deserves the best
We know the final goal for vendors, especially across the buoyant Cheshire region, is to secure the best price for your property.  But at the same time, doing so with the least amount of stress.  After all, you’ve got plenty to do at the other end.  You can rest assured we will manage the whole process for you on the selling side, from instruction to completion.  Whether you’re scaling up or down, need to move quickly or have more time as you rent before your next purchase, we consider your personal needs every time.  For us, it’s all about the detail and level of efficient, pro-active service we can offer.  In short, we do all the leg work; from viewings to negotiating offers. You can also be assured we have sold hundreds of homes in your local area, many times before.

How we do it at Jameson and Partners
Our property valuation know-how all starts with our free no-obligation market appraisal. This includes our input on local property information to help you make an informed decision about your property sale.  From here you can expect:
Your valuation
As well as valuing the property you wish to sell, considering market dynamics and influencing factors, we also confirm our working methods and fees.
Presentation
We take the time to do a pre-marketing consultation to ensure the presentation of your property is at its best.  We can offer contacts for recommended contractors or project manage the work for you.
Marketing
Once professional photos are taken, and floor plans drawn up, we give your property maximum exposure across a range of media.
Viewings
Thanks to our longer opening hours, we can maximise viewing opportunities for your property and we always offer those as accompanied viewings.
Receiving an offer
As soon as an offer is received, we will contact you verbally and in writing, stating any special conditions where necessary.  We will always check the buyer’s ability to proceed before you decide whether to accept the offer. We also check the buyer is willing to sign our exclusivity agreement which ties them into the purchase with a refundable deposit (ask our staff for more details).
Offer agreed
Once you an accept an offer we will prepare a memorandum of sale, write to all parties to confirm the agreed price and ask you for your solicitor’s details.
Continued negotiations
Once your solicitor has sent the draft contract to the buyer’s solicitor, there is opportunity to agree on dates for the property survey, exchange of contrcts and proposed dates for completion.  We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.
