What does a property sale involve?

These are the steps you will take to sell your property.

1. Your valuation and choosing an agent.
If you’re selling a property, you’ll likely choose an estate agent to manage the process. And this starts with a property valuation. Ours is free and no-obligation, conducted by our experienced property manager. We will assess your property, considering all market dynamics and local factors, then let you know what your property is worth.
And when choosing your estate agent, we recommend you consider the following. The agent’s opening hours and office location, the agent’s local knowledge, the marketing price and fee to sell your home, and how much exposure your property will receive.
A good agent, like ourselves, will be able to assure you of all of the above.

2. How to present your property for a successful sale.
The presentation of your property is critical to a successful sale. Before we market your property, we will give you advice on any improvements or tweaks we think you should make. Usually, these works are as easy and affordable as a fresh coat of paint, some decluttering, gardening or cleaning. For larger work, we can help you source experienced tradespeople to get your property in a good state ready for selling. You can read some of our tips for success selling your home here.
Once your property looks its very best, we will take professional photos and draw up floorplans.

3. Marketing your property.
We know the importance of getting your property ‘out there’. The more it’s seen, the greater the chance of you getting a quick sale and finding the perfect buyer.
So, alongside the leading national, online property portals, your home will also feature on our website and across our social media channels as well as in some of our print marketing.
We manage and update all our property adverts daily, to ensure the most accurate information.

4. Viewings.
All our viewings are conducted and accompanied by a member of our experienced staff, with viewing times agreed with you in advance.

5. Receiving an offer.
As soon as an offer is received, we will notify you both verbally and in writing (by email). Any special conditions of the offer will be stated in writing.
If you verbally agree to the offer, you have the opportunity to go on to sign our exclusivity agreement. With the agreement, you pay a deposit, giving the buyer formal commitment of the sale. By securing and formalising the sale in this way, we can avoid any circumstances around gazumping.
In all instances of an offer being received, we will check the buyer’s ability to proceed before you decide whether or not to accept the offer made.

6. Accepting an offer.
Once you accept an offer, we will prepare a Memorandum of Sale, write to all parties to confirm the agreed price and then ask you to confirm your solicitor’s details.

The next steps in the property sale are known as the Conveyancing process. We can help and advise you through this, keeping you informed throughout. Until all contracts are signed, there are no legal obligations with a property sale.
